The historic Brewery Blocks were developed by Gerding Edlen Development, a leading Oregon developer well known for its broad-based expertise in mixed-use projects, its strict attention to environmental considerations and its success in undertaking challenging, complex developments. Gerding Edlen views the 1.7 million sq. ft. project as an opportunity to revitalize an important historic landmark by creating a gateway to the city's increasingly desirable Pearl District. At the same time, Gerding Edlen is working to ensure the project both respects the historical aspects of the Blitz-Weinhard buildings, constructed in 1908 and 1891 respectively, and enhances the livability of the West Burnside area. The Brewery Blocks also embraces the company's and the city's goal of ensuring "green engineering." Other Gerding Edlen projects include the City of Portland office structure on SW Fourth Avenue and the Wieden + Kennedy Building in the Pearl District. GBD Architects, a 30-year-old Portland firm, created the architectural design for the Brewery Blocks. Well established as a leading architect of signature single- and mixed-use projects, GBD has substantial experience in designing urban multiple-use facilities that incorporate historical elements and complement the character of their neighborhoods. GBD's vision for the Brewery Blocks was to create an eclectic new neighborhood that reflects the distinctive character of Portland itself and the industrial flavor of the Pearl District in particular. The firm has extensive experience in working with the City of Portland to ensure projects meet the City's stringent design guidelines and cohesively incorporate multiple uses, without sacrificing innovation and distinctive architectural character. Hoffman Construction of Oregon provided construction management and general contracting services for several of the buildings that comprise the Brewery Blocks project. Hoffman worked closely with the project team during preconstruction to help develop the design, and built two 10-story mixed-use structures that occupy Blocks 2 and 4, as well as the 3-level parking garage. R&H oversaw safety, demolition and abatement on all five of the Brewery Blocks. Once this phase was complete, R&H performed work on Block 1. GeoDesign, a leading geotechnical and environmental consulting firm in the Pacific Northwest, is served as geotechnical engineer of record for the Brewery Blocks project. GeoDesign’s environmental studies of the Brewery Blocks included extensive subsurface soil and ground water investigations and pre-demolition asbestos and lead-based paint surveys. The geotechnical investigations addressed construction and permanent dewatering measures for the three-story basement structure; shoring alternatives; foundations for new mid-rise structures; and design parameters for the seismic retrofit of the historic Weinhard Brewhouse and Armory Building. Several noteworthy projects completed by GeoDesign’s staff include Orenco Station, Doernbecher Children’s Hospital, CNF headquarters and PG&E Gas Transmission headquarters. KPFF Consulting Engineers provided structural and civil engineering services, as well as surveying services for the Brewery Blocks project. Structural engineering services included engineering for demolition, excavation and shoring, new construction of buildings and below-grade parking, seismic renovation of the existing historic landmark buildings, and construction administration. Civil engineering services included street and utility master planning, utility relocations, and easement negotiations with the City. Survey services included ALTA surveys, topographic surveys, property line adjustment surveys, a settlement survey on the streetcar line, and off-site utility surveys.
