| Renovation and New Construction: Through full-scale renovation of the historic Blitz-Weinhard Brewhouse, the beloved Portland landmark has been transformed into a unique, innovatively designed mixed-use facility. A large central courtyard exposes the building’s distinctive 8-story brick smokestack, creating an outdoor gathering spot and dining area for the ground-floor restaurants. New construction on the east side of Block 2 replaces the circa-1960 fermentation plant and low-rise office building with a 10-story office building anchored by ground floor retail space. The office tower is connected to the historic building via an elevator core and a seismic bridge which serves to brace the Brewhouse. The new building was architecturally integrated with the historic structure through careful incorporation of design qualities and materials found in the Pearl Districts turn-of-the-century warehouses, including 10' tall operable windows, exposed steel and concrete, and a rich, dark brick facade. The buildings location affords tenants spectacular views. Block 2 consists of approximately 30,000 sq. ft. of retail space on the ground floor and an additional 30,000 sq. ft. of historic-character office space, and 160,000 sq. ft. of Class A office space in the adjoining new building. | PAGE TOP | Renovation of the National Guard Armory and new construction: This extensive renovation entails restoring the historic Armory building, built in 1891, to its former condition through structural adaptations designed to make the facility suitable for a performing arts center. Currently listed in Portland’s inventory of Historic Buildings, the 58,000 SF Armory has in recent decades undergone functional and aesthetic alterations that have disguised its original natural brick and stone features. Once the renovations are complete the building will house a variety of theaters and a community center for Portland Center Stage. |

| New construction on site of former Blitz-Weinhard fermentation and packaging plant: Block 4 has been transformed into a new approximately 270,000 SF mixed-use development designed through careful selection of building materials that include brick columns and pre-weathered zinc to reflect the industrial architectural character of the revitalized Pearl District.The facility houses approx. 27,000 SF of pedestrian-oriented retail space on the ground floor, and approximately 243,000 SF of Class A office space on the second through tenth floors. Levels two and three each contain 37,500 SF floor plates; the fourth through tenth floors each contain 24,000 SF floor plates. The office space features 10' finished ceilings, or at the tenant’s election, 12' ceilings open to an exposed concrete structure. Additionally, the office space features operable windows with 10' head heights to increase natural light levels. A Central City Streetcar platform is situated at the Southeast corner of the site, and three levels of underground parking is accessible through elevators which service the building lobby.
